Warm Season Fall Lawn Care for Bermuda, Zoysia & St. Augustine

This one’s for my warm-season friends: Bermuda, Zoysia, St. Augustine, Centipede, and Bahia.
Cool-season folks are overseeding like sprinters. You’re running a marathon. Your grass thickens with stolons and rhizomes (runners), and that work is powered by daylight more than by “it still feels hot outside.”
Day length is already sliding. Where I am in Bradenton, we went from nearly 14 hours around July 4 to roughly 12½ hours by early September — and we’re headed toward ~11 hours by late October. Warm temps can stick around, but the fuel (sun) is fading. If you’ve got thin spots from summer, the window to push lateral fill is now, not after Thanksgiving.
We don’t seed warm-season lawns in early fall the way northerners seed fescue. We feed smarter, play defense on winter weeds with fall pre-emergent, and let the Yard Mastery App time it off soil temps.

Why warm-season fall lawn care is different
Warm-season turf doesn’t “winterize” the way cool-season grass does with heavy seed and late nitrogen. You’re trying to:
- Keep runners filling thin spots while daylight still supports growth
- Raise potassium (and magnesium) so the plant handles slowing down toward dormancy
- Get fall pre-emergent down before winter annuals like Poa annua germinate
Central and South Florida and South Texas — you’re a little different. Many of you won’t even go fully dormant. Stick to the YM App recommendations no matter what program you’re on or what this guide says.
Three Yard Mastery App programs for warm-season fall

What Fall 1 looks like by program
- DLUX Warm Season → Fall 1: Stress Blend · Prodiamine · Compaction Cure
- NATTY: You’ll more than likely see 5-0-15 Life Support (premium sulfate of potash potassium source plus humic, kelp, and proteins for stress) · Prodiamine · Compaction Cure
- STILP: Fall 1 may show Stress Blend, Flagship, Double Dark, Freedom, or Starter based on your soil test — plus Prodiamine and Compaction Cure. Throw’er down.
Fall pre-emergent for warm-season lawns (Poa, henbit & friends)
You can apply your chosen fertilizer, Prodiamine, and Compaction Cure all on the same day to get it done, or spread them out. Some of you may notice Prodiamine even though soil temps are still pretty high — that’s OK. We want to be early so we’re ahead of weed germination, especially Poa annua (annual bluegrass).

Fall 2: Dimension pre-emergent (no fertilizer for most)
The Fall 2 application is Dimension — a second pre-emergent pass to keep Poa annua and other weeds like bittercress and chickweed out all winter. Remember: your soil does not freeze the way northern soils do, so weeds can still grow. Dimension keeps the barrier strong.
We are not applying fertilizer in Fall 2 for most warm-season lawns — it’s too late at that point for everyone besides Central and South Florida and maybe parts of South Texas. If you do not go dormant, you can keep fertilizing during winter; the rest of you should just apply pre-emergent for Fall 2.

Mow, water & disease watch for warm-season fall
- Mow at normal warm-season height; don’t scalp “to put it to bed.” This is especially important for Bermuda — if you scalp into the “legs” and get brown spots, there is no time for them to recover. (More Bermuda fundamentals: Bermuda Grass Care.)
- Water deep and less often as growth slows.
- St. Augustine & Zoysia: watch for large patch / brown patch disease as nights cool. Consider a preventative fungicide like Scotts DiseaseEx sometime in later October.
- Centipede: conservative on N — Stress Blend or Life Support are perfect for you.
